Water heater maintenance to prevent leaks
Follow your manufacturer's manual first. These are general tank-heater steps.
Annually
- Flush sediment: turn off the power or gas, close the cold supply, attach a hose to the drain valve, and drain several gallons until it runs clear. Sediment shortens tank life and can cause rumbling.
- Test the temperature/pressure relief (T&P) valve: lift the lever briefly with a bucket under the discharge pipe. If it doesn't snap closed or keeps dripping, have it replaced.
- Look for early signs: rust at fittings, moisture under the tank, water in the drain pan.
Every few years
- Have the anode rod inspected. It corrodes in place of the tank, and replacing it can extend tank life.
- Check for an expansion tank where required, and test house pressure (pressure guide).
