AC condensate leaks
Air conditioners and high-efficiency furnaces produce condensate water that drains through a small pipe. When that line clogs, water overflows the drain pan, often in an attic or closet where you won't see it.
Signs
- Water around the indoor unit or furnace
- A ceiling stain below an attic unit (roof or plumbing?)
- The AC shuts off unexpectedly, which can be a float switch tripping
Prevention
- Have the condensate line cleared as part of seasonal HVAC maintenance.
- Make sure the unit has a secondary drain pan or a float (overflow) switch that shuts it off if the line backs up.
- Replace filters on schedule, since restricted airflow can cause icing and extra meltwater.
Turn off the system at the thermostat and breaker before inspecting. Electrical components sit close to the water.
